How to Plan a Strata Hallway Painting Project for Minimal Disruption

The way to plan a strata hallway painting project in order to achieve minimal disruption to tenants is to plan ahead and have a good understanding of the rules of that particular strata. Depending on the rules of the strata, you may have every right to shut down access to the relevant area for a few days if needed for painting. However, closing the hall altogether creates significant inconvenience to those who either live or work there. Here is what we recommend:

Talk to the Strata Management Team

Get them to explain to you what is most important to them, and what rules you are expected to follow from their strata laws. Key questions are can you close the hallway for a minimum amount of time while painting? Are you able to paint and leave the hallway open? How many people will be disrupted? Can you work nights or weekends to disrupt the strata as little as possible?

Examine the Space

You will need to examine the space carefully to see exactly what is needed. Can the prep work be performed without closing the hallway? How much time and materials are needed to complete the work. How many coats of paint will you need? Perhaps you can close the hallway for a minimum of time on several successive days.

Come to an agreement with the strata council well before the work starts. Be sure to put up adequate signage alerting tenants when you will be working there and when, if necessary, the hallways will be closed. This is the type of project that an experienced team of professional painters will be fine with.
